USDA Rural Loans: A First-Time Buyer's Secret in Small-Town Idaho
One of the best-kept secrets for first-time buyers in Eastern Idaho is the USDA Rural Development loan. Many smaller communities — including parts of Shelley, Firth, and the areas around Blackfoot — qualify, which opens the door to homeownership sooner than buyers expect.
The headline benefit is zero down payment for eligible buyers, which removes the single biggest hurdle most first-timers face. There are income limits and the home must be in an eligible area, but plenty of South East Idaho neighborhoods fit the map.
To see if you qualify, start with a lender who knows USDA loans and have them check the property address against the eligibility map and your income against the local limits. Pair that with pre-approval so you can move quickly when the right home shows up.
