A First-Time Buyer's Checklist for South East Idaho
Buying your first home is exciting and a little overwhelming. The good news: South East Idaho is still one of the more affordable markets in the West, and a clear plan makes the process far less stressful.
Start with pre-approval, not house hunting. A lender will confirm your budget and the loan programs you qualify for — including options like USDA rural loans that work well in towns such as Firth and Shelley.
Next, get clear on your must-haves versus nice-to-haves: commute, schools, yard size, and acreage all trade off against price. Touring a few homes early helps you calibrate quickly.
Once you're under contract, budget for inspection, appraisal, and closing costs. A good local agent coordinates these deadlines so nothing slips. When in doubt, ask questions — that's what I'm here for.
